Duffey Southeast Pegasus Project: Efficient Industrial Construction in Two Phases
A Foundation Built on Partnership
Pegasus 1 & 2 highlight the benefits of working with a repeat client. With an established project team and a shared understanding of standards and client expectations, Duffey Southeast could hit the ground running on each phase. This alignment made coordinating schedules, maintaining safety, and managing budgets more efficient from day one.
Phase One: Setting the Standard
Phase One involved developing a 70-acre site and constructing a 323,000-square-foot industrial warehouse. The team moved roughly 450,000 cubic yards of dirt and completed all major construction elements, from slabs and walls to steel and roofing. Lessons learned here helped Duffey plan more efficiently and address potential challenges in Phase Two.
Phase Two: Scaling Up
Phase Two added a 350,000-square-foot warehouse on a site developed using fill materials from Phase One. About 300,000 cubic yards of dirt were moved, and large retaining walls were built to manage the site’s elevation challenges. Lean construction planning, lookahead schedules, and close coordination with trade partners kept the project safe and on schedule.
